Approve with Conditions: Motion to approve Planning Case 18-020 for a Minor <br />Subdivision for a lot consolidation for the properties at 3385, 3401, and 3411 Snelling <br />Avenue North, based on the findings of fact and the submitted plans, with the following <br />six (6) conditions, as presented in the August 27, 2018 Report to the City Council. <br />a. The applicant shall record the Minor Subdivision with Ramsey County and a copy <br />shall be provided to the City within 180 days of the City’s approval. <br />b. Monument stakes shall be installed to demarcate the new property lines for Parcel <br />1 and Parcel 2. <br />c. A Grading and Erosion Control Plan shall be submitted to the Public Works <br />Director/City Engineer for review and approval prior to the issuance of a Building <br />Permit. <br />d. A Building Permit shall be required for the development of Parcel 2. <br />e. The property owner shall be required to submit a Tree Preservation Plan as part of <br />the Building Permit application for the development of Parcel 2. <br />f. The extension of City services for Parcel 2 shall subject to approval by the City <br />Engineer and all associated costs shall be the responsibility of the property owner.
