Land Use –Section 1320.05 (Land Use Chart) <br />A House of Worship is an allowed conditional use in the R-1 District. Trinity Lutheran would be <br />permitted to continue to use the property for a House of Worship as a conditional use. A copy of <br />the Land Use Chart from the Zoning Code is provided in Attachment D. <br />C. Lot Area and Dimensions -Section 1320.06 (District Requirements Chart) <br />The minimum lot area in the R-1 District is 14,000 square feet. The property is 2.93 acres in size, <br />or approximately 127,630 square feet. The minimum lot width requirement is 95 feet and the <br />minimum depth requirement is 130 feet. The property has a width of approximately 522 feet and <br />a depth of approximately 328 feet. Setbacks –Section 1320.06 (District Requirements Chart) <br />The R-1 and R-2 Districts have the same principal structure setback requirements for the front <br />yard and rear yard. The R-1 District has a greater side yard setback requirement than the R-2 <br />District. No changes to the existing structures on the property are proposed as part of the <br />rezoning. The existing church has a minor encroachment within the 40-foot front yard setback. <br />The structure meets all other setback requirements.
