Setbacks <br /> <br />The minimum principal structure setbacks in the R-1 District are 40 feet in the front yard, 30 feet <br />in the rear yard, and a 10-foot minimum in the side yard with both side yards required to add up <br />to a total of 25 feet. In addition to the structure setback requirements, no structures can be placed <br />within any of the drainage and utility easements on the lots. <br /> <br />The survey includes the approximate building pad area for Parcel A. Structure setback distances <br />would be verified at the time a Building Permit application is submitted. Based on the <br />preliminary plans, all setbacks could be met on Parcel A. No structural changes are proposed for <br />the dwelling on Parcel B at this time. The existing dwelling on Parcel B is a legal nonconforming <br />structure because it encroaches into the 40-foot front yard setback requirement. The storage shed on the property is <br />located 10.6 feet from the proposed common lot line with Parcel A.
