<br />\\Metro-inet\ArdenHills\Planning\Planning Cases\2018\PC 18-016 - University of Northwestern - Site Plan Review\PC Packet_(DATE)_18-XXX\Attachment D.docx <br />MEMORANDUM <br /> <br />Date: August 27, 2018 <br />To: Sue Polka, Public Works Director/City Engineer – City of Arden Hills <br />From: John Morast, P.E. <br />Subject: University of Northwestern Building Expansion Plan Review <br /> <br />We have reviewed the construction plans provided by the developer for the above referenced project <br />dated August 7, 2018 and have the following comments: <br />1. Sheet C200: The southerly pedestrian ramp slope is greater than 2.0%. Please adjust the <br />sidewalk grades accordingly to achieve a maximum 2% cross slope. <br />2. The curve number (CN) for the existing grass area, using a SP-SM soil type, should use a <br />hydrologic soil group (HSG) of A/B according to the Minnesota Stormwater Manual. Technical <br />Release-55 (TR-55) recommends a CN between 39 and 61 for lawns in good condition (grass <br />cover >75%). Please adjust the existing impervious curve number accordingly. <br />3. A Stormwater Management Agreement will be required for this development for future maintenance of <br />the underground filtration facility. <br />4. A Rice Creek Watershed permit will be required for this project. <br /> <br />Please respond in writing as to how the above comments will be addressed. <br />
