_________________________________________________________________________________________ <br /> <br />Page 16 of 29 <br />ECONOMIC ACTIVITY FROM COMMERCIAL AND INDUSTRIAL USES <br /> <br /> <br />The above table illustrates the employment and economic activity for NAISC industry sectors. <br />Due to their building space and workplace irregularities and the context of Arden Hills, the <br />following industries have been excluded from this analysis: Agriculture, Forestry, Fishing and <br />Hunting; Mining, Quarrying, and Oil and Gas Extractions; Utilities; Construction; Management <br />of Companies; and Public Administration. The Minnesota Department of Employment and <br />Economic Development provided the average hourly wages for each of the fourteen (14) <br />industries within the seven-county metropolitan area. Wages were then multiplied by 2,080 hours <br />to calculate the median gross salary for a full-time employee. As the table show, the Information <br />industry has the highest median gross salary of $131,248 and the Accommodation and Food <br />Services industries have the lowest of $19,760. <br /> <br />The square foot per employee figures were derived from a similar study conducted in Reno, NV <br />by Economic and Planning Systems Inc. who used national industry averages and norms. These <br />numbers were compared with the City of Rosemount UMore AUAR traffic study, a Kansas DOT <br />Corridor Master Plan, the Institute of Transportation Engineers Trip Generation Manual and <br />architectural guidelines. These studies show that office based employment fields have the least <br />space per employee (250 square feet) while Transportation and Warehousing and Wholesale <br />Trade have the most space per employee (1,500 square feet). <br /> <br />The salary per 1,000 square feet for each NAISC classification were calculated by dividing 1,000 <br />by the square foot per employee and then multiplying that number by the median gross salary.
