<br />City of Arden Hills <br />City Council Meeting for May 22, 2019 <br />P:\Planning\Planning Cases\2018\PC 18-014 - Mounds View School District - 1900 & 1901 Lake Valentine <br />Road\Memos Reports <br />Page 3 of 12 <br /> <br /> <br />The existing building on the site will be used for cold storage, as a condition of approval, any <br />change in use will require a PUD amendment. The Applicant is currently assessing the condition <br />of the existing structure onsite and is in the process of getting bids to replace the roof, siding, and <br />garage doors. In addition, the Applicant is getting quotes to paint the structure to complement the <br />existing high school. <br /> <br />Plan Evaluation <br /> <br />A full evaluation of the proposal was presented to the City Council on May 13, 2019. The <br />following paragraphs focus on the revised information submitted after the City Council meeting. <br /> <br />Parking: <br /> Existing Proposed <br /> <br />The school currently has an approximant enrollment of 1800 students and 172 staff. The Zoning <br />Ordinance requires one (1) space for each school employee plus one space per 4 students or 622 <br />parking stalls. According to the Zoning Ordinance standards the existing school is currently under <br />parked by 105 spaces and with the proposed site improvements the overall parking onsite will <br />significantly decrease. In order to meet the Zoning Ordinance parking requirements, the Applicant <br />is requesting to utilize the parking lot at 1901 Lake Valentine Road. The Applicant is proposing <br />to add 501 parking stalls on 1901 Lake Valentine Road, resulting in a surplus of 90 parking spaces. <br />However, once the parking lot at 1901 Lake Valentine Road is reconstructed and is bought into <br />conformance with City Code requirements, the current parking surplus will likely be reduced. <br />Student parking in the north lot will be restricted to allow for construction contractor parking and <br />staging until the project is complete. <br />
