A Planned Unit Development Agreement shall be fully executed prior to the prior to July <br />31, 2019. <br />23. The Applicant shall be financially responsible for 100 percent of all Lake Valentine Road <br />street improvements. These improvements include but shall not be limited to: turn lanes <br />and other access improvements, trail and sidewalk improvements, pedestrian signal, <br />signage and striping modifications, and drainage and utility improvements. The City’s <br />engineering consultant will design construction plans and specifications. These charges <br />will be identified in the Planned Unit Development Agreement. <br /> <br />Motion Language Option <br /> <br />Staff has provided the following motion language options for the City Council to consider. The <br />recommended action by the Planning Commission is for approval with the 23 conditions in the <br />May 22, 2019, Report to the City Council. <br /> <br />1. Approve with Conditions: Motion to approve Planning Case 18-014 for a Comprehensive Plan <br />Amendment and a Master and Final PUD at 1900 Lake Valentine Road, based on the findings <br />of fact and submitted plans, as amended by the conditions in the May 22, 2019, Report to the <br />City Council. Four affirmative votes are required to approve the PUD Master Plan. <br /> <br />2. Approve without Conditions: Motion to approve Planning Case 18-014 for a Comprehensive <br />Plan Amendment and a Master and Final PUD at 1900 and 1901 Lake Valentine Road, based <br />on the findings of fact and submitted plans in the May 22, 2019, Report to the Council. Four <br />affirmative votes are required to approve the PUD Master Plan. <br /> <br />3.
