Height β Flexibility Requested <br /> <br />Section 1305.04 of the City Code defines building height as βthe vertical distance from the average <br />elevation of the grade along a face of a building to the highest point of the roof surface of flat <br />roofs, the deck line of mansard roofs, or the average height between the eaves and the highest <br />ridge of gable, hip, or gambrel roofs.β These measurements are illustrated in the drawing below. <br /> <br />The proposed building has a gable roof, with a height of 39 feet. Maximum height in the R-4 <br />district is 35 feet. For comparison, City Staff reviewed the building heights of other senior and <br />multifamily buildings located in the City. While the proposed building is taller than district <br />standards, it is shorter than other senior and multifamily buildings within the community. <br /> <br /> Top of roofline height <br />Summit Development 46 ft. <br />Johanna Shores Senior Living 56 ft. <br />McKnight Center Memory Care 50 ft. <br />Cottage Villas of Arden Hills (Senior) 50 ft. <br />Arden Flats Apartments 55 ft. <br /> <br />Flexibility is requested from the maximum height of 35 feet. <br /> <br />C. Setbacks β Meets Requirements <br /> <br />As part of this application, the property is proposed to change zoning designations from Park and <br />Open Space to R-4, Multiple Dwelling District. Setbacks in the R-4 District are 40 feet for the <br />front yard, 5 feet for the side yard with minimum of 15 feet total for both side yards, and 30 feet <br />for the rear yard. The proposed front setback is approximately 120 feet. Proposed side yard <br />setbacks are 39.6 feet to the east and approximately 220 feet to the west. The rear setback will be <br />approximately 95 feet. <br />
