Requirements for Parking, Loading, and Circulation – Section 1325.06 – Flexibly Requested <br />Parking requirements for senior living facilities are unique as not all tenants’ own v ehicles. The <br />intention is to regulate senior independent, staff and visitor parking. The rational for this is because <br />memory care and assisted living residents generally do not have vehicles; therefore, the parking <br />demand for those uses will only need to support staff and visitor parking. <br /> <br />The zoning ordinance is silent on the matter of parking counts for multi-family senior living. The <br />zoning ordinance does require 1.1 parking stalls for every 1-bedroom dwelling unit and two (2) <br />stalls for two (2) or more bedroom dwelling units within a multi-family development. Staff <br />recommends utilizing the TRC parking requirements for residential senior independent living, <br />assisted, memory care, or skilled nursing uses as the required parking meets the demands of the <br />proposed use more adequately than the multi-family requirements. The proposed 102 parking stalls <br />should adequality support the proposed use. The maximum shift size is 20 employees and that <br />allot 82 stalls for residents and visitors. In addition, Walker Methodist is currently proposing <br />shuttle services for residents. <br />
