The City Council will be asked to make a formal decision regarding the <br />application under Agenda Item 9A. <br /> <br />Background <br /> <br />Summit Development has submitted an application for Site Plan Review, Final Planned Unit <br />Development, Rezoning, Comprehensive Plan, Conditional Use Permit, Preliminary Plat and <br />Vacation of Existing Easements. The Applicant is requesting to construct a three (3) story, 120- <br />unit senior housing building which will include independent living, assisted living, memory care <br />and skilled nursing. The property is located at 1718 Parkshore Drive. The property is zoned R -1, <br />Single Family Residential District and is guided as Medium Density Residential on the Land Use <br />Plan. <br /> <br />1. Existing Site Conditions: <br />The proposed development site is approximately 5.32 acres in size and is comprised of four <br />separate properties: 1718, 1720, and 1722 Parkshore Drive and 4177 Old Highway 10. The <br />properties are currently vacant. The City owns an approximately 4-acre parcel of land that borders <br />the site on the west and extends north to the south side of Round Lake.
