<br />City of Arden Hills <br />City Council Meeting for July 22, 2019 <br />P:\Planning\Planning Cases\2019\19-002 – Summit Development <br />Page 8 of 8 <br />dedication requirement, if it were paid in a fee, would be $149,100. In order to meet this <br />obligation, the applicants have proposed to construct a trail along the south side of Parkshore Drive <br />from the end of the cul-de-sac to Snelling Avenue. This will create a connection to a future trail <br />constructed b y Ramsey County along Old Highway 10 Road. The applicant is also proposing to <br />construct a loop, approximately 565 feet in length, in the existing park land. This loop also includes <br />six exercise stations. The cost of these improvements can be deducted from the total park <br />dedication requirements. At this time, staff anticipates the developer will cover the gap between <br />the park dedication requirement and the cost of the improvements. <br /> <br />Public Notice and Comments <br /> <br />Notice was published in the Arden Hills-Shoreview Bulletin on July 9, 2019. Notice was prepared <br />by the City and mailed to property owners within 500 feet of the subject property. Staff has not <br />received any letters, e-mails, or telephone calls from property owners or residents in regards to this <br />planning case. <br /> <br />The Applicant held two (2) information neighborhood meetings. The first meeting was held on <br />December 10, 2018. There were 12 residents in attendance. Questions were raised regarding <br />traffic, landscaping, lighting and general questions about the services provided at the facility. <br /> <br />A second neighborhood meeting was held on June 19, 2019. There were 18 residents in <br />attendance. Questions were raised regarding project timing, landscaping, screening, site lighting <br />site amenities, traffic and general project details. <br /> <br />In addition, the Applicant has worked closely with the property owners of 4175 Old Highway 10. <br />The Applicant has met onsite numerous times with the residents to review plans. As a result of <br />the meetings the Applicant has mitigated a lot of the residents’ concerns. <br /> <br />Attachments <br /> <br />A. Application <br />B.
