<br />P:\Planning\Planning Cases\05-16-11 - AH Notification policy.doc <br /> <br />11/4/2016 <br />1 <br />City of Arden Hills <br />Land Use Application Public Notification Policy <br /> <br /> <br />Policy Purpose: State Statutes require a city to notify all property owners within a minimum of <br />350 feet of a subject property when a public hearing is to occur related to a land use or zoning <br />application. The City of Arden Hills intends to follow state law regarding proper notification, <br />and further seeks to appropriately engage and inform the public regarding all land use <br />applications that are being reviewed by the City. As such, the City Council has directed Staff to <br />prepare a Land Use Application Public Notification Policy that sets notification standards that go <br />beyond the state requirements. <br /> <br /> <br />Land Use Application Public Notification Policy: <br /> <br />1. Land Use Requests NOT Requiring a Public Hearing. Notify all property owners <br />within 350 feet of the subject property. <br /> <br />2. Land Use Requests Requiring a Public Hearing. Notify all property owners within <br />500 feet of a subject property. <br /> <br />3. Large Projects and Special Circumstances. Staff shall use their best judgment to <br />determine instances when a land use application might be for a project that is of <br />significance to the community, or is of a large scale, and shall increase the public <br />notification to include all property owners within a minimum of 1,000 feet of the subject <br />property in those cases. <br /> <br /> <br />Adopted: May 16, 2011
