The two existing <br />EPSS systems are reportedly over 50 years old and are nearing the end of their serviceable lifetime. <br />The replacement EPSS proposed will have a greater capacity than the combined total for the two <br />existing EPSSs. <br /> <br />Plan Evaluation <br /> <br />Chapter 13, Zoning Regulations Review <br /> <br />1. District Provisions (R-4 Multiple Dwelling District) – Section 1320 <br /> <br />Under the draft 2040 Comprehensive Plan which was approved by the City Council and awaiting <br />approval from the Metropolitan Council, the Johanna Shores facility is located within an area <br />guided towards the Public and Institutional Zoning District use. A senior multi-unit residential <br />facility is a permitted used within this designation. The facility was approved under a PUD in 2010 <br />with the R-4 Multiple Dwelling District guiding the designation. <br /> <br />
