26 November 2019 <br />DESCRIPTION OF VARIANCE REQUEST – 3244 SANDEEN ROAD <br /> <br />The applicant is requesting a variance from the front yard setback requirement for <br />the property located at 3244 Sandeen Road. 3244 Sandeen Road is located in the R- <br />2 Single and Two Family Residential District (with Shoreland Overlay) on the <br />southwest corner of Lake Johanna. While the previous house on the lot has since <br />been torn down, prior to its construction, it was awarded a 5’ front yard <br />setback variance. <br /> <br />This application requests a 10’ front yard setback variance on this nonconforming <br />property. Allowing the new home on this lot to be constructed closer to <br />the street will accomplish two main goals: 1. It will allow for a more thorough and <br />complete reconstruction and restoration of the existing bluff and shoreline, allowing <br />for more appropriate site drainage in the design. 2. It will maintain existing lake <br />views for neighboring structures by allowing the new home at 3244 to be pulled <br />further away from the lakeside elevations of neighboring homes.
