<br />City of Arden Hills <br />City Council Meeting for February 24, 2020 <br />P:\Planning\Planning Cases\2019\19-021 - Brausen - APUD <br />Page 1 of 4 <br />CONSENT ITEM – 7F <br /> MEMORANDUM <br /> <br />DATE: February 24, 2020 <br />TO: Honorable Mayor and City Councilmembers <br /> Dave Perrault, City Administrator <br /> <br />FROM: Mike Mrosla, Community Development Manager/City Planner <br /> <br />SUBJECT: Planning Case # 19-021 <br /> Applicant: Brausen Family Automotive Repair <br /> Property Location: 1310 W County Road E <br /> Request: Amended Planned Unit Development <br /> <br />Budgeted Amount: Actual Amount: Funding Source: <br /> N/A N/A N/A <br /> <br /> <br />Council Should Consider the Following: <br /> <br />Motion to approve Planning Case 19-021 for an Amended Planned Unit Development for <br />Brausen’s Automotive, based on the findings of fact and the submitted plans, as amended by the <br />conditions of approval in the February 5, 2020 Report to the Planning Commission. <br /> <br />Background/Summary <br /> <br />At its June 24, 2019 meeting, the City Council reviewed and approved a Land Use Application for <br />a Final Planned Unit Development (PUD) and Site Plan Review at Brausen Automotive Repair. <br />At that time, the Applicant proposed to demolish the exiting service station, and an associated <br />carwash. The structures would be replaced with a new 7,978 square foot convenience store and a <br />1,600 square foot carwash. In addition, the applicant is proposing a 4,505 square feet garage and <br />repair bay addition. During the PUD process the Applicant received approval for the general site <br />design, building architecture and materials, parking, carwash access, stormwater ponding, <br />landscaping and lighting. <br /> <br />Since receiving their approvals, the Applicant has requested to modify the approved building <br />architecture and materials. The intent of the modifications is to better blend the existing repair <br />garage façade with the new additions. However, in order to incorporate the existing repair garage <br />into the design the Applicant is requesting the flexibility to utilize pre-cast panels on the proposed <br />carwash and repair garage additions as shown on the image on the next page. <br />
