The Applicant would need to provide a traffic and circulation plan to demonstrate the <br />probable increase in traffic volumes when the development is complete. <br /> <br />A lot to be used for a drive-thru business must be landscaped at least twenty (20) feet from the <br />front lot line, except for approved access drive, ten (10) feet from each side lot line, and fifteen <br />(15) feet from rear lot line. The Applicant is requesting a three (3) foot setback from the side yard <br />property line. <br /> <br /> <br />Drive-up windows cannot be placed within one thousand three hundred and twenty (1,320) feet of <br />another drive-up window, however, there are two drive-up windows in close proximity to the one <br />proposed on this site. The provision whereby the distancing requirement between drive-up <br />windows may be waived if the architecture and the site grading, circulation, landscaping, screening <br />and signage plans can mitigate the appearance and function of the drive-up window and if the <br />Applicant submits a circulation plan that demonstrates that the use will not interfere or reduce the <br />safety of non-motorized movements, specifically pedestrian and bicyclists. In addition, electronic <br />devices such as loudspeakers or devices, and similar instruments, cannot be located within fifty <br />(50) feet of any adjacent lot regardless of use or zoning district. The Applicant would need <br />flexibility with this section of the code due to the secondary business’ proximity to the property <br />on the north. <br /> <br /> <br /> <br />
