District Provisions (R-2 Single and Two Family Residential District) – Section 1320.06 <br /> <br />Lot Size and Dimensions <br />The Subject Property is 50 feet in width and has a lot area of 9,900 square feet (Attachment D). <br />The R-2 district standards require a minimum lot width of 85 feet and 11,000 square feet. The <br />Subject Property is a legal non-conforming lot with encumbrances; in addition, a bluff is located <br />on the Lake Johanna side of the Subject Property that further restrict the buildable area. <br /> <br /> <br /> <br />Structure Setbacks <br />In the R-2 District, the minimum front and rear setback requirements for a property are forty (40) <br />feet and thirty (30) feet, respectively. As previously stated, the Applicant was granted a variance <br />for a thirty (30) foot front setback. The minimum side yard setback is five (5) feet and the combined <br />side yard setbacks shall total fifteen (15) feet or more. The proposed variance will not impact any <br />setback requirements. According to the Applicant, the proposed dwelling will meet all other <br />district provisions for the R-2 district. <br />
