3 April 2020
DESCRIPTION OF FAR VARIANCE REQUEST – 3244 SANDEEN ROAD

The applicant is requesting a variance from the FAR requirement for
the property located at 3244 Sandeen Road. 3244 Sandeen Road is located in the R-
2 Single and Two Family Residential District (with Shoreland Overlay) on the
southwest corner of Lake Johanna. The previous house has been torn down. On January 13,
2020, the current homeowners were awarded a 10’ front yard setback variance. This allow ed the
homeowners to properly assess the feasibility of the lot prior to asking for this FAR variance.

This application requests for an additional .04 percent to the current .3 FAR requirement
totaling .34 FAR. That would allow 3,366 total livable square feet for the home. This lot is
non-conforming, which puts the allowable FAR significantly lower than a typical conforming
lot. The home has been designed in such a way that it can capture the additional 396 sq. ft. that
the applicant requests without changing the envelope or appearance of the home from the
exterior; which could be built without this request. The additional square footage could be
captured above the garage, or in the basement (below grade). This would allow the family to
have a more comfortable layout for their family of six, and more importantly allow their son with
down syndrome to have an essential indoor therapy space.
