ATTACHMENT A - Emailed to Jim Day April 28, 2020 <br />3 April 2020 <br />DESCRIPTION OF FAR VARIANCE REQUEST – 3244 SANDEEN ROAD <br />The applicant is requesting a variance from the FAR requirement for the property located at <br />3244 Sandeen Road. 3244 Sandeen Road is located in the R2 Single and Two Family Residential <br />District (with Shoreland Overlay) on the southwest corner of Lake Johanna. The previous house <br />has been torn down. On January 13, 2020, the current homeowners were awarded a 10’ front <br />yard setback variance. This allowed the homeowners to properly assess the feasibility of the lot <br />prior to asking for this FAR variance. <br />This application requests for an additional .04 percent to the current .3 FAR requirement <br />totaling .34 FAR. That would allow 3,366 total livable square feet for the home. This lot is non- <br />conforming, which puts the allowable FAR significantly lower than a typical conforming lot. The <br />home has been designed in such a way that it can capture the additional 396 sq. ft. that the <br />applicant requests without changing the envelope or appearance of the home from the <br />exterior; which could be built without this request. The additional square footage could be <br />captured above the garage, or in the basement (below grade). This would allow the family to <br />have a more comfortable layout for their family of six, and more importantly allow their son <br />with down syndrome to have an essential indoor therapy space.
