<br />City of Arden Hills <br />Planning Commission Meeting for May 6th, 2020 <br />P:\Planning\Planning Cases\2020\20-004 1741 Venus Avenue Tourdot Variance\Memos Reports Page 4 of 8 <br />The walkway that the Applicants are proposing would extend from the front of the deck towards <br />the front property line by 16 feet. As a part of their request, the Applicants are requesting a <br />combined 28 foot encroachment into the front yard for the proposed deck and walkway. The <br />proposed walkway is a replacement of an existing walkway that pre-dates the zoning code. <br />However this walkway is necessary because it serves as the primary means of egress for the front <br />door of the house. <br /> <br /> <br />Lot Characteristics - Topography <br />The Subject Property has a unique topography with the elevation of the front yard sloping <br />downward at a steep angle. The front courtyard is essentially a basin with the walkway of the deck <br />serving as the primary means of egress for the property as shown in the pictures above. This basin <br />was dug out by the previous owner when the property was built. In addition, the previous property <br />owner added windows that look out into the courtyard that provides natural lighting into the <br />basement as shown below. <br /> <br />
