A Building Permit will be required prior to any construction taking place. <br /> <br />Public Works Director/City Engineer <br />The Public Works Director/City Engineer has reviewed the plans and has asked that the Applicants <br />redesign their landscaping plan to minimize their encroachment next to the right-of-way. <br /> <br />Recommendation <br /> <br />The Planning Commission recommended approval by a 4-2 vote of Planning Case 20-004 for a <br />variance at 1741 Venus Avenue, based on the findings of fact and the submitted plans in the May <br />6, 2020 Report to the Planning Commission, as amended by the following conditions: <br /> <br />1. Prior to issuance of a Building Permit, engineering department staff shall review a <br />revised landscaping plan to ensure no impacts to the right-of-way. <br />2. A Building Permit shall be issued prior to commencement of construction. <br />3. The proposed building shall conform to all standards and regulations in the City Code. <br /> <br />Motion Language Options <br /> <br />The following motion language options for the City Council to consider: <br /> <br />1. Recommend a motion to adopt Resolution 2020-023 approving Planning Case 20-004 for a <br />variance at 1741 Venus Avenue with Conditions, based on the findings of fact and the <br />submitted plans, as amended by the three (3) conditions in the May 6, 2020, Report to the <br />City Council. <br /> <br />2. Recommend a motion to adopt Resolution 2020-023 approving Planning Case 20-004 for a <br />variance at 1741 Venus Avenue as Submitted, based on the findings of fact and the submitted <br />plans. <br /> <br />3. Recommend Denial: Motion to recommend denial of Planning Case 20-004 for a variance at <br />1741 Venus Avenue, based on the following findings of fact: findings to deny should <br />specifically reference the reasons for denial. <br /> <br />4. Table: Motion to table Planning Case 20-004 for a variance at 1741 Venus Avenue: a <br />specific reason and/or information request should be included with a motion to table. <br /> <br />Public Notice and Comments <br /> <br />Although a variance does not require a public hearing, a public meeting notice was prepared by <br />the City and mailed to properties within 500 feet of the subject property.
