applicant has requested a variance for each lot to have a width of 81.75 feet, or 3.25 feet less than <br /> the minimum width requirement. <br /> City Code Section 1320.06 Structure Setbacks <br /> The minimum building setbacks in the R-2 District are forty(40) feet in the front yard, thirty(30) <br /> feet in the rear yard, and a five (5) foot minimum in the side yard, with both sides required to add <br /> up to a minimum of fifteen (15) feet. The preliminary plat submitted by the Applicant identifies <br /> potential building pads for each lot. Based on this submittal, all setback requirements stated in the <br /> Zoning Code would be met by the proposed development. In addition, the Applicant incorporated <br /> feedback provided from a resident at the June 11, 2019 neighborhood meeting. The resident asked <br /> the Applicant if it were possible to increase the front yard setback from south to north to better <br /> match the character of the existing neighborhood. The Applicant reviewed the proposal and <br /> implemented the recommendation as shown on the submitted plan and below. Based <br /> on the building pads shown on the submitted plans, the structure coverage on all four lots will be <br /> less than the twenty-five (25) percent maximum lot coverage requirement. <br /> The minimum landscape lot area in the R-2 district is sixty-five (65) percent of the total lot area. <br /> The definition for landscape lot area in the Zoning Code includes the surface area of any wetlands <br /> or ponding areas, and the portion of the existing pond on Lots 2, 3, and 4 is counted towards the <br /> minimum landscape lot area requirement. The Preliminary Plat includes the square footage of each <br /> lot above this wetland area. All four (4) would still meet the minimum landscape lot area <br /> requirements. <br /> The structure coverage and landscape lot area requirements would be verified at the time Building <br /> Permit applications are submitted. <br /> Building Height and Density <br /> The maximum building height in the R-2 District is thirty-five(35) feet. Building height would be <br /> verified at the time Building Permit applications are submitted. The Very Low Density Residential <br /> Land Use allows for densities of one and one-half(1.5) to three (3) units per acre. The gross lot <br /> area of the subject property prior to subdivision is 3.12 acres or 135,909 square feet. The gross <br /> net density of the proposed subdivision is 1.28 units per acre.
