Anderson Center Preliminary Plat <br /> Can the City of Arden Hills use eminent domain to annex the undeveloped acreage south and east of <br /> the campus building and add it to the Crepeau Nature Preserve? <br /> That is a good question. One of the major issues raised by the Planning Commission and City Council <br /> in their review of original planning case for Mutual Service Life Insurance Company in 1977 was the <br /> provision of an adequate buffer between the proposed commercial office use and existing residential <br /> areas. MSLI dedicated the 7.5 acres of parkland specifically to act as a buffer for the residential <br /> neighborhoods located south and east of the property. This parcel along with an Outlot located in the <br /> Hunters Park development formed the Crepeau Nature Preserve. In addition to the park dedication, a <br /> 100 foot wide public easement on the property's eastern edge was granted to the City for pedestrian <br /> and bicycle purposes. This strip of land, which runs south from the end of Pine Tree Drive to the <br /> Crepeau Nature Preserve, also acts as a buffer between the Hunters Park development and the Bethel <br /> property. Because of this the property is in compliance with code the conditions of the original <br /> development. <br />
