NEW BUSINESS — 9B <br /> ltm-_ <br /> .--AgzEN HiLLs <br /> MEMORANDUM <br /> DATE: June 22, 2020 <br /> TO: Honorable Mayor and City Council Members <br /> Dave Perrault, City Administrator <br /> FROM: Mike Mrosla, Community Development Manager/City Planner <br /> SUBJECT: Planning Case # 20-003 —Public Hearing Required <br /> Applicant: Barry O'Meara <br /> Property Location: 3246 New Brighton Road <br /> Request: Preliminary Plat and Variance <br /> Budgeted Amount: Actual Amount: Funding Source: <br /> N/A N/A N/A <br /> Council Should Consider the Following: <br /> Motion to adopt Resolution 2020-026 for a Variance and associated Preliminary Plat for Planning <br /> Case 20-003 at 3246 New Brighton Road ("Subject Property") based on the findings of fact and <br /> the June 22, 2020 Report to the City Council. <br /> Background/Summary <br /> The Subject Property is approximately 3.12 acres in size and is comprised of the decommissioned <br /> Lake Johanna Fire Station No.1 building, a detached garage, and parking areas. The Applicant is <br /> proposing to demolish the existing vacant fire station and then subdivide the Subject Property into <br /> four (4) owner occupied single-family residential lots. This would require a re-platting of the <br /> Subj ect Property. The Applicant is requesting a variance to reduce the minimum lot width of the <br /> re-platted lots from the ordinance requirement of 85 feet to 81.75 feet. <br /> Plan Evaluation <br /> Project and plan evaluations were are provided in the Public Hearing memo to the City Council. <br /> Variance Findings of Fact <br /> The City Council is being asked to determine if a variance request to reduce the minimum lot width <br /> requirement should be approved. The sketches that have been submitted show the proposed <br /> subdivision of the parcel into four separate lots.
