The City Council will be asked to <br /> make a formal decision regarding the application under Agenda Item 10A. <br /> Background <br /> The Applicant submitted a Land Use Application (Attachment A) for a Variance and associated <br /> Preliminary Plat. The Applicant is proposing to remove the existing vacant fire station and then <br /> subdivide the Subject Property into four (4) owner occupied single-family detached residential <br /> lots. The Applicant is requesting a variance to reduce the minimum lot width of the re-platted lots <br /> from the ordinance requirement of 85 feet to 81.75 feet. The Subject Property is located within <br /> the R-2 Single and Two-Family Residential District and is guided as a Very Low Residential <br /> Density use in the Land Use Plan (Attachment B). <br /> The Subject Property is approximately 3.12 acres in size and is comprised of the decommissioned <br /> Lake Johanna Fire Station No.1 building, a detached garage, and parking areas. The two existing <br /> structures are located along New Brighton Road and there are multiple curb cuts currently <br /> providing access to the property. The topography of the lot is relatively flat along New Brighton <br /> Road,but then slopes down significantly to a pond located on the easterly half of the property. The <br /> elevation change from New Brighton Road to the pond edge is roughly 15 feet.
