From: <br />To:AH Planning <br />Subject:PC#20-011 <br />Date:Thursday, July 9, 2020 4:22:10 PM <br />Caution: This email originated outside our organization; please use caution. <br />Arden Hills Planning Commission: <br />In response to your letter dated June 24, 2020 RE: PC#20-011 North Heights Planned Unit Development and <br />Conditional Use Permit, I’m offering the following feedback for your consideration. <br />While I do want to be a good neighbor, I have concerns with the proposal as it would have further negative traffic <br />implications for my property. If I understand the proposal, up to 100 children would utilize the program for either <br />half or full-day daycare purposes. My concern is not the use case itself, rather the additional traffic that would it <br />would create and that impact on my property: <br />• This proposal would increase traffic; up to 3-times a day between 7am and 6pm – 5 days a week. <br />• If the program recruited even 50% capacity - that would equate to up to 200 vehicle events daily (1-vehicle <br />arriving/departing twice a day) If it reached capacity of 100 Children - that would equal 400 vehicle events <br />throughout the day. <br />• Under present roadway conditions, the majority of this traffic will flow Eastbound and further disrupt my <br />ability to enter/exit my property. <br />• With existing traffic volume/patterns on 96 – accessing my property during morning and evening rush hour is <br />difficult enough. This would be an additional burden. <br />• There are existing traffic issues today with Sunday services traffic – but I’m less inclined to make a case <br />against those being they are “Church Services”. <br />While I’m comfortable with Sunday services traffic under the auspice of being a good neighbor and hey – it’s <br />Church! - I’m less comfortable with increasing traffic volume on 96 and Old Snelling beginning as soon as 0630, <br />and having that continue at Noon’ish and again at 6PM Monday through Fridays. As it stands now-I often have to <br />wait for infrequent traffic breaks to enter/exit my property. Increasing traffic, specifically that which would also take <br />advantage of these infrequent traffic breaks, would further complicate my situation.
