I <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF ARDEN HILLS <br />PLANNED UNIT DEVELOPMENT PERMIT <br />CASE NO. 84-21) <br />CONSTITUTING GENERAL PLAN APPROVAL OF <br />NORTH HEIGHTS LUTHERAN CHURCH MASTER PLAN <br />AND SPECIFIC APPROVAL OF STAGE 1 THEREOF <br />The undersigned, Clerk-Administrator of the City of Arden <br />Hills, does hereby certify that this Planned Unit Development <br />Permit (the "Permit") is granted pursuant to the provisions of <br />Appendix A of the Arden Hills Code, being the Zoning Ordinance of <br />the City of Arden Hills (Ordinance No. 213), in accordance with a <br />public hearing duly held by the Planning commission thereof on <br />May 1, 1985 and subsequent approval by the Arden Hills City <br />Council on May 13, 1985 at its Council meeting held on that date. <br />The Permittee is NORTH HEIGHTS LUTHERAN CHURCH, a <br />Minnesota non-profit corporation, whose business address is <br />2701 Rice Street, St. Paul, Minnesota 55113, and its successors <br />and assigns. This Permit constitutes general plan approval of <br />Permittee's Master Plan for the development of the 45.7 acre site <br />the "Site") which is located at the southeast corner of the <br />intersections of State Trunk Highway No. 96 and U. S. Highway No. <br />10 in the City of Arden Hills. Concept plan approval of <br />permittee's Master Plan was granted by the Council in August of <br />1984. The Master Plan approved hereby is the manual entitled "A <br />Master Plan for: North Heights Lutheran Church, Arden Hills, <br />Minnesota" prepared by Station 19 Architects, Inc., which was <br />received by the City on July 26, 1984, and all other plans, <br />specifications, drawings, sketches and other documentation <br />submitted to and filed with the City to the date hereof. The <br />only difference between the Master Plan as approved hereby and <br />the one which received concept approval by the Council back in <br />August of 1984 is that the seating capacity of the worship center <br />and support facilities has been reduced from 3,000 to 2,000 seats <br />and the parking capacity of the parking lots has been reduced <br />from 1,000 to 700 parking spaces. <br />Except as hereinbelow restricted or qualified, the Master <br />Plan for Permittee generally approved hereby is as follows: <br />Stages Facilities <br />Stage 1 2,000 seat worship center <br />54,900 sq. ft. support facilities <br />700 parking spaces <br />Religious symbol
