This Permit is issued not only subject to Permittee's <br />compliance with the Plans but also subject to its compliance with <br />all of the applicable requirements of Appendix A of the Arden <br />Hills Code (the Zoning Ordinance, Ordinance No. 213), and all <br />applicable provisions of the Arden Hills Code including <br />specifically, but not limited to, the Building Code portion <br />thereof. It is also issued subject to the following' special <br />conditions: <br />1. Planning Commission review of detailed plans <br />and specifications for the religious symbol p(~ <br />Permittee desires to erect in Stage 1 and the <br />City Council's approval thereof. <br />2. The exterior surfaces of the worship center <br />being brick except those three sides where the <br />worship center is to be expanded in subsequent ~dv <br />Stages which shall have "dry-vit" panels or <br />wood panels in warm, earthy colors so as to <br />harmonize with the earth-tone color of the <br />brick facades. <br />3. Dedication to the City of 4.57 acres of land in / <br />the southerly portion of the Site for public d../~ <br />park purposes, such dedication to occur prior ~--- U <br />to and as a condition precedent to the City's <br />issuance to Permittee of a certificate of <br />occupancy for the worship center. <br />4.Posting of a "No Right Turn" sign at the <br />k.t- ~/--' <br />fI/ <br />Snelling Avenue exit to divert outgoing traffic 6' & <br />0 <br />from the Site north on Snelling Avenue rather <br />than south thereon. <br />5.provision of traffic controllers, at <br />Permittee's expense, to prohibit left turns <br />from Snelling Avenue into the site and right <br />turns from the Site onto Snelling Avenue at the <br />Snelling Avenue entrance/exit if signage alone <br />proves to be ineffective in preventing traffic <br />from intruding upon the residential neighbor- <br />hoods to the south and east of the Site and <br />traffic jams from forming on Snelling Avenue. <br />6.If weekday traffic through the adjacent <br />neighborhoods to the south and east of the Site <br />becomes a problem, closing the Snelling Avenue <br />entrance/exit except for major events whereupon <br />traffic controllers must be used. <br />7.Use of the worship center <br />facilities within the R-1 <br />portion of the Site for those <br />and supporting <br />zoning district <br />uses and activi- <br />3 -
