From:
To:Joseph Hartmann
Subject:3235 Lexington Ave Minor Subdivision Request Statement
Date:Thursday, July 23, 2020 3:47:01 PM
Caution: This email originated outside our organization; please use caution.
Hello Joe,
Per your request here is a quick recap of our plans and intended uses of the property
currently located at 3235 Lexington Avenue:
For several months now myself, Todd Hinz, along with my clients Suzanne and Ben,
having been searching for a piece of land to build a new single family residence for
their growing family. The search requirements were as follows:
1. Arden Hills, Roseville, and Shoreview area
2. Not on a busy street
3. Park like setting with several full grown trees
4. Yard for their puppy to run and play
So obviously with park land to the North and with the driveway access coming off a
dead end street, this met all their criteria and they immediately fell in love with the
property. I had my realtor Brent Bartel contact Joseph Hartmann to check on the
viability of the lot split and from several conversations it was apparent that this parcel
meets all the necessary requirements for it to be a buildable lot.
Ben and Suzanne are currently having plans drawn by her uncle for a new 2 story
residence with 3 bedrooms and 2 bathrooms upstairs, 3 car garage and a future deck
out towards the park. Once the plans are complete we would hope to submit for
building permit within 2 months after city approval of the lot split, hopefully early
October. Since the building market is currently quite busy construction has been
taking longer than usual so we would expect a 5 to 7 month build timeline with new
curb cut, driveway and landscaping to happen Spring of 2021 and sometime after
road restrictions have been lifted. Of note no legacy trees are to be removed as part
of the building process, with us making a point to keep the driveway access small to
not damage the pine trees on each side of the entry.

Thank you,
Todd E.
