�e_ Attachment H <br /> CITY OF ARDEN HILLS <br /> COUNTY OF RAMSEY <br /> STATE OF MINNESOTA <br /> RESOLUTION NO. 2020-033 <br /> RESOLUTION APPROVING A MINOR SUBDIVISION FOR THE <br /> SUBJECT PROPERTY 3235 LEXINGTON AVENUE <br /> WHEREAS, City Staff received a land use application for a minor subdivision request <br /> with the intent to build a single family detached dwelling on the resultant lot from splitting 3235 <br /> Lexington Avenue ("Subject Property"); and <br /> WHEREAS, both the Subject Property and the resulting lot to be split are conforming lots <br /> that meet the R-2 Single and Two Family Residential District standards for minimum lot width, <br /> length, and area requirements; and <br /> WHEREAS, the City Council directed Staff to prepare a Land Use Application Public <br /> Policy Notification to notify all property owners within 500 feet of Subject Property when a request <br /> for the Planning Commission is to occur related to a land use application that does not require a <br /> public hearing; and <br /> WHEREAS, the City's obligation has been met where the Arden Hills Planning <br /> Commission duly held a hearing on August 5m, 2020. All persons present at said meeting were <br /> given an opportunity to be heard and present written statements; <br /> WHEREAS, The proposed division shall conform to all requirements of the City Code of <br /> Ordinances, which the Planning Commission has specifically made such division subject to at its <br /> meeting at which the application for the division or consolidation is submitted; and <br /> WHEREAS the Planning Commission considered the findings of fact provided by the City <br /> Staff and, as such voted 7-0 in favor of the request; <br /> NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Arden Hills, <br /> Minnesota, that Hereby adopts Resolution 2020-033 approving Planning Case 20-016 for a minor <br /> subdivision request at the Subject Property 3235 Lexington Avenue to subdivide the Subject <br /> Property into two (2) conforming lots, based on the findings of fact and the submitted plans in the <br /> August 24, 2020 Report to the City Council, as amended by the following conditions: <br /> 1. The applicant shall record the Minor Subdivision with Ramsey County and a copy shall <br /> be provided to the City within sixty (60) days of the City's approval. <br /> 2.
