The search requirements were as follows: <br /> 1 . Arden Hills, Roseville, and Shoreview area <br /> 2. Not on a busy street <br /> 3. Park like setting with several full grown trees <br /> 4. Yard for their puppy to run and play <br /> So obviously with park land to the North and with the driveway access coming off a <br /> dead end street, this met all their criteria and they immediately fell in love with the <br /> property. I had my realtor Brent Bartel contact Joseph Hartmann to check on the <br /> viability of the lot split and from several conversations it was apparent that this parcel <br /> meets all the necessary requirements for it to be a buildable lot. <br /> Ben and Suzanne are currently having plans drawn by her uncle for a new 2 story <br /> residence with 3 bedrooms and 2 bathrooms upstairs, 3 car garage and a future deck <br /> out towards the park. Once the plans are complete we would hope to submit for <br /> building permit within 2 months after city approval of the lot split, hopefully early <br /> October. Since the building market is currently quite busy construction has been <br /> taking longer than usual so we would expect a 5 to 7 month build timeline with new <br /> curb cut, driveway and landscaping to happen Spring of 2021 and sometime after <br /> road restrictions have been lifted. Of note no legacy trees are to be removed as part <br /> of the building process, with us making a point to keep the driveway access small to <br /> not damage the pine trees on each side of the entry. <br /> Thank you, <br /> Todd E.
