CONSENT ITEM—6E <br /> lt <br /> - `iREN�HILLS <br /> MEMORANDUM <br /> DATE: September 14, 2020 <br /> TO: Honorable Mayor and City Councilmembers <br /> Dave Perrault, City Administrator <br /> FROM: Mike Mrosla, Community Development Manager/City Planner <br /> SUBJECT: Planning Case #20-005 <br /> Applicant: Bethel University <br /> Property Location: 2 Pine Tree Drive <br /> Request: Development Agreement <br /> Budgeted Amount: Actual Amount: Funding Source: <br /> N/A N/A N/A <br /> Council Should Consider the Following <br /> Motion to approve the Development Agreement with Bethel University, based on the City <br /> Council approval of Planning Case 20-005 on June 22, 2020. <br /> Background <br /> On June 22, 2020, the City Council approved Planning Case 20-005 for a Master Planned Unit <br /> Development, Preliminary and Final Plat at 2 Pine Tree Drive (Bethels Anderson Center). Bethel <br /> University received approvals to subdivide the existing property into three (3) lots of record (one <br /> (1)lot of record for the existing building and parking lot, and two (2) new lots on the north side of <br /> the property. A Master and Final PUD Agreement is required to be signed between the City and <br /> the developer before the issuance of development permits. The City Attorney has prepared the <br /> Agreement and the document has been reviewed by the developer (Attachment A). The <br /> Development Agreement is very basic as no vertical development is proposed and the only <br /> improvement requested is the relocation of the existing driveway to the north as previously <br /> approved. <br /> Budget Impact: <br /> NA <br /> Attachments <br /> A.
