CONSENT ITEM – 7H <br /> <br />City of Arden Hills <br />City Council Meeting for September 28th, 2020 <br />P:\Admin\Council\Agendas & Packet Information\2020\09-28-20-R\Mike\PC 20-018 Final Plat <br />Page 1 of 3 <br />MEMORANDUM <br />DATE: September 28, 2020 <br /> <br />TO: Honorable Mayor and City Council Members <br />Dave Perrault, City Administrator <br />FROM: Mike Mrosla, Community Development Manager/City Planner <br />SUBJECT: Planning Case # 20-018 <br /> Applicant: Barry O’Meara <br /> Property Location: 3246 New Brighton Road <br /> Request: Final Plat <br /> <br /> Budgeted Amount: Actual Amount: Funding Source: <br />N/A N/A N/A <br />Council Should Consider the Following: <br />Motion to approve a Final Plat for Planning Case 20-018 at 3246 New Brighton Road (“Subject <br />Property”) based on the findings of fact and the September 28th, 2020 Report to the City Council. <br /> <br />Background/Summary <br />Barry O’Meara of O’Meara Construction (“Applicant”) has submitted a land use application for a <br />Final Plat for the Subject Property. The Applicant is requesting approval for a Final Plat of a <br />previously approved Preliminary Plat of the Subject Property to subdivide the Subject Property <br />into four (4) single family detached properties. <br /> <br />The Subject Property is approximately 3.12 acres in size and is comprised of the decommissioned <br />Lake Johanna Fire Station No.1 building, a detached garage, and parking areas. It is located in the <br />R-2 Single and Two Family Residential District and is guided Very Low Density Residential in <br />the Land Use Plan. <br /> <br />At their June 22, 2020 Regular Meeting, the City Council reviewed a Variance and Preliminary <br />Plat request for the Subject Property. The Applicant submitted a land use application to subdivide <br />the Subject Property into 4 single family lots with a reduced minimum lot width of 81.75 feet. <br />However, the zoning ordinance requires a minimum of eighty-five (85) feet in the R-2 district. The <br />Council voted 3-2 to approve the Variance and Preliminary Plat request during its June 22, 2020 <br />meeting. During the previous approval process the Applicant elected not to apply for a Final Plat <br />request simultaneously in case the project did not get approval from the City Council.
