The Applicant is requesting approval for a Final Plat of a
previously approved Preliminary Plat of the Subject Property to subdivide the Subject Property
into four (4) single family detached properties.

The Subject Property is approximately 3.12 acres in size and is comprised of the decommissioned
Lake Johanna Fire Station No.1 building, a detached garage, and parking areas. It is located in the
R-2 Single and Two Family Residential District and is guided Very Low Density Residential in
the Land Use Plan.

At their June 22, 2020 Regular Meeting, the City Council reviewed a Variance and Preliminary
Plat request for the Subject Property. The Applicant submitted a land use application to subdivide
the Subject Property into 4 single family lots with a reduced minimum lot width of 81.75 feet.
However, the zoning ordinance requires a minimum of eighty-five (85) feet in the R-2 district. The
Council voted 3-2 to approve the Variance and Preliminary Plat request during its June 22, 2020
meeting. During the previous approval process the Applicant elected not to apply for a Final Plat
request simultaneously in case the project did not get approval from the City Council.
