The Applicant is proposing to construct a 250,000 square foot office and warehouse facility <br />and subdivided the subject parcel into two (2) lots of record. The subject property consists of <br />existing vacant land located at 4200 Road Lake Road. <br /> <br />A Condition of approval for Planning Case 20-010 states that the Applicant shall record the Final <br />Plat with Ramsey County within sixty (60) days of the City’s approval or December 12, 2020 <br />unless an extension is requested. The Applicant and staff are requesting a 60 day extension to allow <br />the Applicant time to address the condition of approval and work with the property owner of Lot <br />1, Block 1, Roberts Management. A condition of approval was placed that requires the Applicant <br />to dedicate right of way (ROW) on Lot 1, Block 1 to the city in order to provide access to a property <br />located to the east of the subject property (Attachment B). The proposed ROW is consistent with <br />the Bicycle and Pedestrian Plan from the 2040 Comprehensive Plan Transportation Chapter <br />(Attachment C).
