During construction of Phase III, a new access <br />on Lexington Avenue would be constructed. The proposed access would align with the existing <br />Target service and the existing access on Lexington Avenue would be removed. The proposed <br />new access/intersection would include a traffic signal. The proposed traffic signal is included in <br />Ramsey County Lexington Avenue reconstruction project that is anticipated to start in 2022. <br /> <br /> <br />Concept Plan Proposal <br /> <br />The Subject Site is currently owned by Roberts Management and contains an existing building that <br />was constructed in 1980 and is approximately 63,000 square feet. The Applicant is proposing to <br />amend the Master PUD to accommodate a standalone 43,000 square foot grocery store. The <br />proposed grocery store would be new to the Minnesota market. However, at this time the <br />Applicant is unable to disclose the name of the proposed user due to non-disclosure agreement <br />(NDA). <br /> <br />Amended Planned Unit Development <br />This proposal would require an amended PUD as the approved site plan would change from two <br />(2) to one (1) building. In addition, the proposed building would increase the overall approved <br />square footage from 65,313 to 75,262 and would also impact the overall parking on the site. <br /> <br /> <br />
