The proposed access in the Big O Tires and Arby’s site would <br />become a south bound right in and right out. The City is generally not in a position to remove <br />access from the Big O Tires and Arby’s site to benefit the proposed development, and because of <br />that, staff requested the Applicant to consider adding an access from Lexington Station third <br />addition into the Big O/Arby’s site. However, the proposed access into the Big O Tires and Arby’s <br />site becomes moot if the County moves forward with the Lexington Avenue project as they have <br />the authority to revoke the full access into the Big O Tires and Arby’s site. <br /> <br />City staff has noted concerns with the design of the proposed site access drive in relation to the <br />overall site layout. The layout provides limited vehicle staking distance at the eastbound approach <br />to the signal. During peak traffic periods, exiting vehicles could potentially stack along the east <br />side of the proposed building while waiting for a green signal phase. The site traffic study currently <br />underway will evaluate the current access design and potential site design modifications.
