Demolition of existing residential units and lot <br />splits within established neighborhoods are an issue impacting numerous developed communities <br />within the metropolitan area. The most common concerns with these types of projects are loss of <br />neighborhood character, the bulk and height of new dwellings, spacing between dwellings, loss <br />of mature trees, construction impacts, and drainage. The City o f Arden Hills receives on average <br />three (3) to five (5) residential demo and rebuild permits per year. Any new residential dwellings <br />must meet the existing standards below and are reviewed during the plan review process <br />(attachment A). <br /> <br />1. Building setbacks <br />2.
