Only one building or architecturally unified complex containing two or more businesses <br />using drive-up windows will be allowed in addition to one freestanding business using a <br />drive-up window. <br />D. The architecture and the site, grading, circulation, landscaping, screening and signage plans <br />shall unify the appearance and function of the complex or building. <br />E. An architecturally unified complex may consist of one or more buildings on one or more <br />parcels if the intent of providing a unified appearance and function is not compromised. <br />F. The applicant shall submit a circulation plan that demonstrates that the use will not interfere <br />or reduce the safety of non-motorized movements, specifically pedestrian and bicyclists. <br /> <br />Section 1325.04 also requires any electronic devices, including loudspeakers, be located at least <br />50’ from any lot line. The nearest order box on the west side of the site is located approximately <br />20’ from the west property boundary. The applicant is requesting flexibility from this <br />requirements. <br /> <br />Deliveries <br />Deliveries to the site will occur both after operating hours via key drops and during non-peak hours <br />of operating days. The semi-truck deliveries will be made overnight and would occur 1-2 times a <br />week with the smaller box truck type deliveries occur daily. <br /> <br />Landscaping – Flexibility Requested <br />The Chick-fil-A site will be attractively landscaped to provide year-round interest and to meet the <br />intent of the City Code. The percent open space will be 30.5% of the lot. The B-3 district requires <br />a minimum landscaped lot area of 25%. <br /> <br />Section 1325.04, Subdivision 2, requires landscaping on lots used for drive-up windows to the <br />minimum widths: <br /> <br />Front Lot Line 20’ <br />Side Lot Line 10’ <br />Rear Lot Line 15’ <br /> <br />The applicant is requesting flexibility to these requirements. The parking and drive-thru lane on <br />the east side of the property will be located approximately 11’ from the property line. This is <br />consistent with the existing pavement. On the west side of the property, the drive thru lane is <br />proposed to be located about 2.3’ from the west lot line. The current parking lot is approximately <br />11’ from the lot line. The reduced setback will allow the dual drive lanes. <br /> <br />Signage <br />Chick-fil-A’s signage will notify potential customers that are approaching the site from multiple <br />directions. In an effort to assist them in locating the restaurant, signage is proposed on all four <br />elevations: north, south, east, & west. Additionally, the applicant is proposing the reuse of an <br />existing pylon sign at the northwest corner of the property. This sign will be crucial for notifying <br />potential customers traveling on Interstate 694. There will also be a monument sign along the Red <br />Fox Road frontage. <br />
