The mechanical units for heating/cooling will be located on the roof and will be screened <br />via a parapet wall. Accent light via wall sconces are proposed around the building to provide <br />nighttime interest. The trash enclosure will incorporate the same colored brick veneer as the <br />building to maintain consistency. The dumpsters inside of the enclosure will be screened from the <br />front by durable double gates with prefinished plastic lumber (weathered wood). The height of the <br />proposed building is 21 feet and 4 inches, less than the maximum allowed height in the B-3 district. <br /> <br /> <br /> <br />Comprehensive Plan <br />The Subject Property is guided as Commercial (COM) in the Arden Hills 2040 Comprehensive <br />Plan Land Use Chapter. The area is designated for a broad range of retail, shopping, and services <br />to meet the needs of the community and region. Compatible uses such as office buildings are also <br />intended for this area. A development intensity of intensity of up to 0.8 FAR may be allowed. <br />According to the Comprehensive Plan the total area of the COM is 26 acres. <br />
