The main objectives of the study are to review existing <br />operations within the study area, identify any transportation impacts both externally and internally to <br />the site, and recommend improvements to address any issues, if necessary. The following information <br />provides the assumptions, analysis, and study recommendations offered for consideration. <br />Existing Conditions <br />Existing conditions were reviewed to establish a baseline and identify any future impacts associated <br />with the proposed development. Evaluation of the existing conditions includes a review of traffic <br />volumes, roadway characteristics, and an intersection capacity analysis, which are summarized in the <br />following sections. <br />Traffic Volumes <br />Weekday a.m. and p.m. peak period vehicular turning movement and pedestrian/bicyclist counts were <br />collected by SRF during the week of November 17, 2020 at the following study intersections: <br />x Lexington Avenue and Red Fox Road <br />x Lexington Avenue and Existing Site Access <br />x Lexington Avenue and Target Road <br />x Lexington Avenue and Arby’s/Big O Tires Access <br />x Lexington Avenue and Grey Fox Road <br />x Red Fox Road and Lexington Station West Access <br />x Red Fox Road and Lexington Station East Access <br />Historical average daily traffic (ADT) volumes were provided by the Minnesota Department of <br />Transportation (MnDOT) for the study area. <br /> $WWDFKPHQW*
