Lexington Station Phase 3 Traffic Study February 26, 2021
Page 11
Table 5. Trip Generation Estimates
Land Use Type (ITE Code) Size A.M. Trips P.M. Trips Daily
Trips In Out In Out
Supermarket (850) 43,000 sf 99 66 203 195 4,592
The assumed land use of supermarket was based on information provided by the developer. Results
of the trip generation estimates indicate that the proposed development is expected to generate
approximately 165 a.m. peak hour, 398 p.m. peak hour and 4,592 daily trips. Trips generated were
distributed throughout the area based on the directional distribution shown in Figure 5, which was
developed based on existing travel patterns and engineering judgement. The resultant year 2023 traffic
forecasts, which include general background growth and trips generated by the development, are
shown in Figure 6.
Intersection Operations Analysis
To understand how the adjacent roadway network is expected to operate under year 2023 build
conditions, a detailed intersection capacity analysis was completed using Synchro/SimTraffic software.
Similar to 2023 no build conditions, the Lexington Avenue reconstruction project was assumed, signal
timing was optimized, and the Lexington Avenue/Target Road intersection was evaluated with and
without a traffic signal.
Results of the year 2023 build intersection capacity analysis, shown in Table 6, indicates that the
operational issues identified at the Lexington Avenue/Target Road intersection under the existing and
year 2023 no build conditions are expected to increase as development occurs. Given the level of
adjacent development planned, construction of the proposed development is expected to accelerate
the need for traffic control signal at the study intersection.
Table 6. 2023 Build Intersection Capacity Analysis
Intersection
LOS (Delay)
A.M. The delay shown represents the worst side-street approach delay.
(2) Right-in/right-out access.
