Project Narrative <br />The property is currently zoned Service Business District (B-3). Currently, the property is comprised of a Industrial <br />building on two parcels, together totaling 2.50 acres. The attached concept plan for the 2.5-acre site shows a new <br />+/-19,480 square foot ALDI grocery store and an additional pad site with an +/-5,300 square foot building <br />purposed for a quick serve restaurant (~ 3,500 square feet) and bank (~1,800 square feet). The proposed <br />development is planned for construction 2021-2022. <br />ALDI will be leading the overall master site plan, master PUD and platting for the project. The additional pad site <br />will be shown conceptually as part of the ALDI process, and once the owner/tenants of the pad sites are ready for <br />development they will provide final detailed plans for separate review and approval. <br />The setbacks, parking and open space calculations are provided on the attached concept plan. While the proposed <br />uses conform to the zoning, flexibility is needed from the B-3 zoning for other site requirements. The areas <br />anticipated needing flexibility through PUD approval are: <br />a. Building setback flexibility along Lexington, Grey Fox, and the western side property line. <br />b. Site landscaping coverage. <br />c. Drive-thru window proximity to adjacent drive-thru businesses. <br />d. Drive-thru equipment proximity to adjacent parcels. <br />e. Landscape setback flexibility from Lexington, Grey Fox, northern property line, and western property line. <br />f. On -site parking. <br />g. Signage.
