Page 1 of 2 <br /> <br />CONSENT ITEM – 7L <br /> <br />MEMORANDUM <br /> <br />DATE: October 25, 2021 <br /> <br />TO: Honorable Mayor and City Councilmembers <br /> Dave Perrault, City Administrator <br /> <br />FROM: Jessica Jagoe, Senior Planner <br /> <br />SUBJECT: Resolution 2021-059 Findings of Fact and Decision Regarding Application of <br />Launch Properties for a Preliminary Plat, Final Plat, Master Planned Unit <br />Development and Site Plan Review at 3737 Lexington Avenue N and 1133 Grey <br />Fox Road (Planning Case 21-019) <br /> <br /> Budgeted Amount: Actual Amount: Funding Source: <br /> $ $ <br /> <br />Council Should Consider <br /> <br />Motions to approve, table, or deny the following: <br /> <br />• Motion to adopt Resolution 2021-059 for the Findings of Fact and Decision Regarding <br />Application of Launch Properties for a Preliminary Plat, Final Plat, Master Planned Unit <br />Development and Site Plan Review at 3737 Lexington Avenue N and 1133 Grey Fox <br />Road in Planning Case 21-019. <br />All items need a simple majority for action unless otherwise noted. <br /> <br />Background/Discussion <br /> <br />On October 11, 2021, the City Council considered the application of Launch Properties for a <br />Preliminary Plat, Final Plat, Master Planned Unit Development and Site Plan Review at 3737 <br />Lexington Avenue N and 1133 Grey Fox Road. The proposal was to redevelop the property for <br />an Aldi supermarket accompanied by a two-tenant retail building for a proposed national dental <br />group and bank. Significant flexibility was requested under the Master Planned Unit <br />Development for general district provision requirements. The application for the proposed <br />Preliminary Plat, Final Plat, Master Planned Unit Development, and Site Plan Review was <br />denied by a 3-1 vote. The City Council directed the City Attorney to prepare formal findings for <br />review and approval by the Council at its next regular meeting. The City Attorney has completed <br />the Findings of Fact and Decision document, which is included in Attachment B.
