<br />Page 14 of 14 <br /> <br />NEIGHBORHOOD MEETING <br />As requested by City Staff, the Developer conducted a public neighborhood input meeting on 7/29/2021. At <br />the time, the developer was proposing a standard market apartment building (not senior, not age restricted). <br />Please follow this link to view a summary of feedback received. As a result of said meeting, the Developer <br />made the following adjustments to the proposed project: <br /> <br />1. Adjusted the proposed use from standard market apartments to age-restricted senior apartments. <br />Most residents will be 65+ (and will be retired). The Developer anticipates this will result in: <br />o Reduced quantity of new apartment residents with jobs; resulting in reduced overall <br />vehicular trip generation, and reduced peak AM/PM vehicular trip generation. <br />o No new apartment residents with children; resulting in minimal and/or no demand on Royal <br />Park. Conversely, this project will provide the City $450,000 of Park Dedication fees— <br />benefiting existing residents, with children, that do utilize Royal Park. <br /> <br />2. Adjusted apartment access points to come from Highway 96 only. The Developer anticipates this will <br />result in: <br />o Reduced ability/incentive for apartment residents to drive through the North Heights <br />Lutheran Church parking lot to utilize Snelling Avenue. <br />o Details provided in “Vehicle Access” section of this document. <br /> <br />3. Increased on-site amenity-package. The Developer anticipates this will result in: <br />o For senior residents that have grandchildren as guests—there will be a strong preference to <br />utilize convenient on-site amenities. Examples: pool and hot-tub, game room, party room, <br />outdoor patio area, trails, gym, commercial kitchen and dining room. <br />o This will result in little/no demand on Royal Park. <br /> <br />4. Noise-study now included within project scope. Developer will make necessary changes to the <br />building materials to address any potential noise issues. <br /> <br />5. No income restricted units are programmed for this development. This will be a 100% market-rate <br />senior independent living apartment building. <br /> <br /> <br />
