To construct <br />the proposed addition and deck, the applicants are requesting four variances: <br /> <br />1) Side Yard Setback: The minimum combined side yard setbacks shall be 15 feet. The <br />applicant is requesting a variance with the home addition to maintain the existing combined <br />side yard setbacks of 11.6 feet. <br />2) Minimum Landscape Area: The minimum required landscaped area is 65%. The applicant <br />is requesting a variance to decrease the minimum to 62% of the property. <br />3) Maximum Structure Coverage: The maximum allowed structure coverage is 25%. The <br />applicant is requesting a variance to allow 30% structure coverage. <br />4) Floor Area Ratio: The maximum allowed floor area ratio is 0.3 or 1,800 square feet of floor <br />area on this property. The applicant is requesting a variance to construct an addition that <br />would result in a total of 2,188 square feet of floor area, equaling a floor area ratio of 0.36. <br /> <br />Background <br /> <br />1. Existing Site Conditions: <br /> <br />1152 Benton Way, the Subject Property, is zoned R-3, Townhouse and Low Density Multiple <br />Dwelling District. It is designated for Low Density Residential Uses in the 2040 Comprehensive <br />Land Use Plan. The subject property is the site of a single-family dwelling owned by the <br />Applicants. Surrounding parcels to the North, East, and South are also zoned R-3, Townhouse and <br />Low Density Multiple Dwelling District and designated for Low Density Residential Uses in the
