Page 1 of 9 <br /> <br />NEW BUSINESS – 10C <br /> <br />MEMORANDUM <br /> <br />DATE: May 23, 2022 <br /> <br />TO: Honorable Mayor and City Councilmembers <br /> Dave Perrault, City Administrator <br /> <br />FROM: Jessica Jagoe, City Planner <br /> <br />SUBJECT: Planning Case #22-004 – No Public Hearing Required <br /> Applicant: William and Adrienne Guelker <br /> Property Location: 1152 Benton Way <br /> Request: Variance <br /> <br />Budgeted Amount: Actual Amount: Funding Source: <br /> N/A N/A N/A <br /> <br />Council Should Consider <br /> <br />Motions to approve, table, or deny the following: <br /> <br />• Adoption of Resolution 2022-033 for Planning Case 22-004 for a variance to remove an <br />existing 20’ by 12’ deck on the rear side of the single-family dwelling located at 1152 <br />Benton Way (“Subject Property”) and replace it with a 14’ by 14’ addition and 14’ by 12’ <br />deck. To construct the proposed addition and deck, William and Adrienne Guelker <br />(“Applicants”) are requesting four variances: <br />o Side Yard Setback: The minimum combined side yard setbacks shall be 15 feet. <br />The applicants are requesting a variance with the home addition to maintain the <br />existing combined side yard setbacks of 11.6 feet. <br />o Minimum Landscape Area: The minimum required landscaped area is 65%. The <br />applicants are requesting a variance to decrease the minimum to 62% of the <br />property. <br />o Maximum Structure Coverage: The maximum allowed structure coverage is 25%. <br />The applicants are requesting a variance to allow 30% structure coverage. <br />o Floor Area Ratio: The maximum allowed floor area ratio is 0.3 or 1,800 square <br />feet of floor area on this property. The applicants are requesting a variance to <br />construct an addition that would result in a total of 2,188 square feet of floor area, <br />equaling a floor area ratio of 0.36. <br /> <br />Approval of a Variance requires an affirmative vote of three councilmembers. <br />
