Existing Site Conditions: <br /> <br />4073 Valentine Court, the Subject Property, is zoning R-1, Single Family Residential District. It <br />is designated for Low Density Residential in the 2040 Comprehensive Land Use Plan. The <br />subject property is the site of a single-family dwelling owned by the Applicant. All surrounding <br />parcels are also zoned R-1, Single Family Residential District and designated for Low Density <br />Residential Uses in the Lane Use Plan. The Subject Property is a legal non-conforming lot. The <br />current structure is located approximately 20 feet from the side yard property line and today’s <br />minimum side yard setback on a corner lot is 40 feet. <br /> <br />
