The image <br />below identifies the proposed building materials. <br /> <br /> <br /> <br />C. Lighting – Meets Requirements <br />The Zoning Code requires exterior lighting to be consistent in type, design, scale, and color to <br />create unity in the Districts. Exterior lighting for parking lots and buildings shall not be excessive <br />and shall be directed at their intended purposes. The proposed plan includes wall mounted lights <br />around the building, and area lights on 25’ poles in the parking lot and drive aisles. The proposed <br />lighting is consistent with the use and the surrounding area. The Applicant has submitted a <br />photometric plan that identifies the types of light fixtures and quantities. As shown on the <br />photometric plan the lumen levels exceed 0.4 foot candles as measured at the property lines. The <br />subject parcel is not adjacent to a residential property. As a condition of approval, all lighting shall <br />be downward directed shoebox style with flush lenses. Details about the proposed lighting are <br />found in Attachment I. <br /> <br />Planning Staff will add that the Applicant had presented for review the option for a red pinstripe <br />of exterior tube lighting around the building and illumination of the car wash tunnel that would be <br />visible to the roadway. The Applicant did indicate that these have been removed from the final <br />building design. These forms of illumination were not included on the photometric plan or as part <br />of the building elevation review. These forms of lighting and building design have not been <br />included in this review and would be approved under this application. <br /> <br />D. Screening and Fencing – Meets Requirements <br />Screens and fencing help minimize adverse impacts of public nuisances, such as noise. There are <br />two trash enclosures proposed for the Subject Property. The first is located on the northwest corner <br />of the multi-tenant site and will be shared between the two buildings. The second enclosure is <br />located on the north side of the car wash building and houses the mechanical components for the <br />vacuum waste. Both enclosures are proposed to be constructed on three sides using brick with <br />cedar or composite boards for the gates to match materials used on the building. <br />
