<br /> <br />Purpose <br />The purpose of the redevelopment is to provide convenient goods, services, and food for a <br />wide range of Arden Hills’ residents, visitors, and workers in the area. Launch Properties views <br />the current industrial use as an outlier in this strong retail trade area that fronts Lexington <br />Avenue. <br /> <br /> <br />The Site Plan <br /> <br />The newly proposed site plan contemplates two new lots and two new buildings. Lot One (the <br />western lot) would include a full service, national car wash provider (Rocket Car Wash). Lot Two <br />would contain a three-tenant building comprised of a (i) national, fast-casual, bread, sandwich, <br />salad restaurant (Panera), (ii) a national dental provider with local operating partner (Pacific <br />Dental), and (iii) a national bank (Bank of America). <br />Please Note: The new site plan accommodates the new expansion of Lexington Avenue road <br />improvements.
