<br />Narrative Conclusion <br />Launch Properties is excited to bring forth this new concept with committed tenants that are <br />ready to operate in Arden Hills. We seek your feedback and ultimate support. We seek two <br />areas of flexibility to City Code with this submittal: <br />• Drive-Thru Facilities: Flexibility for drive-thrus to be within 1,320 feet of another drive-thru. <br />Also, Panera seeks flexibility to have their menu boards 45 feet from the eastern property line on <br />Lexington rather than 50 feet from Lexington Ave. setback line. <br /> <br />• Building Positioning: Storefront setback flexibility as it relates to Front Yard setbacks. <br /> <br />• Car Wash Building Materials: The north façade of the Car Was is 5% shy of required <br />materials and the south façade is 3% shy of required materials. The Car Wash requests <br />the use of clear polycarbonate materials in lieu of glass to satisfy this requirement. <br /> <br />• Car Wash Signs: Flexibility is requested to consider the Car Wash non-illuminated <br />entrance sign as a “directional” sign and not a monument sign in the definition of the <br />City Sign Code and to allow 139 square feet in signs on its south and east elevation <br />rather than 80 square feet. <br /> <br /> <br /># # #
